Park Ridge Homes will service your new home long after you and family have moved in. We have a dedicated customer service system to minimize the time it takes to address your concerns. Before you move into your new home, you will be given a New Home Manual that outlines all the maintenance and service procedures that you will use. Please note that Park Ridge uses premium craftsmanship and materials in our homes but that does not make them maintenance free.
Requests for service must be in writing and sent to us on the appropriate forms. Park Ridge Homes will respond to your concerns by sending out the appropriate service personnel. All service work will be performed between 8:30 am and 4:30 p.m. Monday to Friday.
Park Ridge will call you to schedule an initial walk through and orientation with you prior to occupancy of your new home. General care and maintenance of the home as outlined and your New Home Manual will be reviewed with you at this time. You and your Park Ridge representative will note any defects that require repairs at this meeting and Park Ridge will repair them prior to you moving in. Park Ridge will conduct subsequent service of further items at the second and eleventh month after occupancy.
During the first two of occupancy, keep a list of any deficiency or concerns that you may have. Submit your written deficiency list to Park Ridge by mail or by fax. Upon receipt, Park Ridge Homes will respond to your concerns by sending out the appropriate service personnel during the hours noted above. Acceptable deficiencies are those outlined in the document entitled “Materials and Labour Standards Guide” from Traveler’s Guarentee. A copy of which is included with this manual.
During months three to eleven, maintain a second deficiency list and once again submit this written list to Park Ridge at the end of the eleventh. The same service procedure shall apply.

A used home is a buyer beware world. All neglected maintenance for the life of the home will now be your sole responsibility. Your are on your own for taking care of problems and as they arise as well as finding reliable trades people and businesses to repair your inherited problems.
Your new home comes built with advanced construction materials, products, and techniques to lower your energy bills and create a more comfortable living environment. Your new home will feature an efficient furnace, energy efficient windows, greater insulation and lower water consumption.
Used homes even in the most recent years do not offer the same efficiencies and are more expensive to operate. Homes built prior to 1980 will use twice as much energy as new homes. These dollars can be spent the way you like instead of throwing them out the door, windows, and walls.
New homes are properly ventilated and sealed to offer a more comfortable and safer living environment. New homes will not have excess moisture, hazardous mold, and lingering odours.
Used homes may not be properly ventilated and therefore offer less desirable indoor air quality. Older homes may also have products that contain excess lead, formaldehyde, and asbestos that have proven to be hazardous to your health. A used home will also come with the previous owner’s dust, pet hair, and dirt that can never be fully removed to the state of a new home.

Used homes often are designed with the lifestyle of yester year. It is difficult and expensive to alter an existing home to the features and benefits of the latest home designs.
Your new home also features the latest designer products, styles, and finishes. In addition, YOU get to custom select the finish, colours, and style that represent the home that you wish to live in.
Your new Park Ridge home will be custom designed for you. Park Ridge will custom draw a plan or alter one of our existing plans to best suit your needs. During construction, we offer to make further custom changes that you may desire as you see the house design develop into your finished home. You get to see first hand the assembly of the home for assurance that it was built right.
Used homes are complete and the cost of renovation is much more expensive than building new. Your are stuck with the home’s design unless you are willing to live with the mess, hassle, and expense of a home renovation. Renovation prices are rarely fixed and almost always go over budget were as a new home price is fixed.
A new home offers very little maintenance in the first years after construction and new modern building products are far superior and require less maintenance than products in used homes. The new home gives you more time to spend doing the things that you like to do verses the things that you have to do. Used homes have much greater maintenance requirements over a new home. In addition, the used home’s previous neglect will now be your responsibility.
You will also have to deal with more products to replace in the home as they reach the end of their usable life span. New roofs, painting, carpets, cabinets, light fixtures, etc. All add to the total net price of that used home.
Your cost of home ownership is known and fixed with a new home. There will be no need for expensive maintenance or replacement of major items for years to come. As an investment the value of a home also appreciates the greatest in its first seven to eight years.
Your cost of ownership with a used home may be subject to unforeseen repairs and replacement of major components. You may have to re-finance your home to cover the cost of these expensive repairs. Though any home in the lower mainland is a good investment, homes that are beyond a certain age do not appreciate in value as much as a newer home and are not sought after as readily on the re-sale marketplace. When you add it all up, price, value and peace of mind, a new Park Ridge Home offers superior value for your family.
Having a financial goal in mind and a price range of homes to look at is the place to start. Most financial institutions will allow you to “Pre-Qualify.” That is, they will advise you of what price range of homes you should look at with your finances. Park Ridge also builds a large amount of custom homes. Should you find an area that you really love, we would be happy to review the site with you and create a home that best suits your desires.
Park Ridge always offers a variety of house plans in each of our projects. We also have a large library of past plans to select from. Should one of our plans not suit your needs, we can modify and revise one of our existing plans or custom draw your dream home with your house designer.
Park Ridge will work with you on a detailed specification sheet, customized to each project, to ensure that nothing is overlooked in you new home. Bring along your “wish list” so that we can provide you with prices and information on numerous products and options.
You and Park Ridge will finalize the specifications of what’s included in your home and a final agreement on the price will be made. The contract documents are reviewed and signed at this time. Both you and Park Ridge will retain copies of the contract and copies will be made available for your solicitor and financial institution.
Park Ridge has built hundreds of homes of the highest quality craftsmanship. We have numerous worksheets and controls during the construction process to ensure that your home will be built to our high quality standards. The average construction time is about four months from the time that we receive the building permit. You will be given a “Customer Work Sheet” to help you work through the decisions that you will have to make. We outline the who, what, where, when and how of making selections for such things as flooring, paint colours, cabinets, etc. The worksheet makes this daunting task very simple.
Park Ridge will tour the house with you about a week before you move in. We will review your home manual with you and conduct an orientation of all the major components of your new home. Any omissions or defects will be noted and repaired prior to the day that you move in. Once the final financial obligations are satisfied, we will hand you the keys to your new home and trust that you and your family will enjoy many years in your new Park Ridge Home. Our customer service team will be there to satisfy any further concerns long after you have made your new house a home.
